Most flat roof leaks come from three things: ponding water where the fall has gone, splits at the upstands where the roof meets a wall, and a deck that has gone soft underneath. Re-coating the top does not fix any of them. A new flat roof starts with the deck and the fall, then the covering goes on and every edge, upstand and outlet is sealed.
We lay GRP fibreglass, EPDM rubber and torch-on felt, and fit roof lanterns and flat rooflights while the roof is open. Rear extensions in Hayes and Northolt, flat-roofed dormers on Harrow and Wembley semis, garage roofs in Greenford and bay roofs on Ealing terraces all get the same method.

Which flat roof covering is best?
It depends on the roof. GRP fibreglass suits roofs with plenty of detail, EPDM rubber suits simple shapes, and torch-on felt is a tried and tested option. Your quote explains the recommendation.
Can you fit a roof lantern?
Yes. Roof lanterns and flat rooflights can go in while the new flat roof is laid.
Can you repair a flat roof instead of replacing it?
Yes, when the deck is sound. If it has gone soft, a repair will not last, and you are told why.
Can I turn the new covering into a terrace?
A walkable terrace needs a design that addresses structure, loading and surface protection; a replacement membrane alone does not provide that.
Does a flat roof need a visible slope?
It needs a planned drainage fall, even when the finished surface looks level from your garden.

Resolve the details before covering
- Identify the roof use. Explain what sits beneath the roof and any maintenance access needed above. Extensions and unheated garages have different requirements.
- Locate the discharge. Follow the proposed drainage route beyond the roof edge. An outlet needs somewhere effective to discharge once rain leaves the surface.
- Assess junction heights. Door thresholds, window sills and adjoining walls restrict the available build-up. Insulation and edge details must fit within those constraints.
- Coordinate the openings. Decide on rooflights before laying the covering. Include their surrounding details in the initial roof design.
- Review the perimeter. Corners and changes of level deserve close attention at handover. Ask how the selected system handles movement at each junction.
Flat roof systems and upgrades
- GRP fibreglass. A reinforced resin covering creates a rigid surface. Deck preparation and suitable installation conditions are central to the finished result.
- EPDM rubber. Flexible rubber membrane can cover broad areas with few sheet joints. Outlet fittings and perimeter restraint need compatible components.
- Torch-on felt. Layered felt provides a built-up covering with defined laps. Consider the access and surroundings when choosing a heat-applied installation.
- Insulation upgrade. Roof renewal creates an opportunity to review insulation above heated rooms. The proposed build-up must account for ventilation and condensation control.
How long flat roofs takes
A clear garage roof progresses differently from an extension with rooflights and multiple wall junctions. Removing saturated layers or replacing deck sections adds work before waterproofing begins. Resin curing and other system requirements also influence the schedule, so dry installation windows matter to the programme.
